Development Overview
Usually, the price of construction is based on cost to build per square metre. Typically, the builders are paid to finish the job, so you will pay the same price regardless of the time involved, although this can vary according to individual contractual specifications. It is usual for timeframes to be agreed for construction prior to commencing.
The building process
• Buy the land.
• Engage an architect to design the house and to do the structural calculations.
• The plan is then signed by an official architect with a CREA license.
• The plan is then introduced to town hall for approval.

What is POSSE land? How Do I Benefit From This?
Historically, like Europe and the USA, Brazil has a rule where all land that is not productively used, can be claimed by the people that permanently live on the land - and use it productively.
After ten years on the land, these ‘Posseiros’ gain the legal right to stay on the grounds. However they do not have total ownership through the title deed ‘Escritura’, but they do acquire the right to use the land.
However it is possible for them to apply for the title deeds and subsequently register the land in their own name - and therefore be able to sell it.
Due to the nature of POSSE owners, it is therefore quite easy to acquire POSSE land at greatly reduced prices. However, due to the controversial nature of POSSE land, it is of paramount importance to complete accurate due diligence and to enlist the help of a good lawyer.
