663 hectare farm and cattle ranch located in Santa Terezinha. The farm is located at Olhos D’ Água (‘Springs’) near Serra Grande in the Serra de Campo Alegre region, situated between Santa Terezinha and Itatim. Santa Terezinha is located near Castro Alves.

The farm is accessible via roads BR 101 or BR 116 and BR 493. The municipal access road BR 493 is paved. The municipal gravel roads are in good condition. The farm is located 280 km from Salvador; from Serra Grande (BR 493) to the farm is via 12 km of gravel road.
Climate: The area is considered good for breeding and fattening of cattle.
The rains are regular with approximately 700 mm of rainfall per year.
Area: Olhos D’ Água farm has a total registered area of 723 hectares.
The farm was measured with the GPS system and a summary plan is available.
The pasture area is approximately 470 hectares, approximately 70% of the total area. The grass is generally brachiaria decumens with small areas of brachiaria humidicula for horses and mares. The farm is well fenced and many of the fields have shade trees such as cashew. There are also two orchards with ‘mangueiras’ and ‘sapotizeiros’ of excellent quality.
There are a total of 18 pastures, all with access to water and well fenced.
There are a total of 35 water sources, large and small. The largest lake is in the entrance of the farm. The farm layout was designed so as to never suffer water shortages and with the intention of having a water source for each pasture.
There is a valley area to the north where green panic grass has been very productive.
There are several small forest reserves as well as areas of ‘capoeira’, bush, where cattle can also graze.

The main house and other buildings:

The main house has an area of 144 m2 with 150 m2 of terraces.
There are four bedrooms including a suite, another two bathrooms as well as maid’s accommodation (bedroom and bathroom). The sitting room has an area of 40 m2 and is equipped with a fireplace. There is also a kitchen and a study. A reduced 1:100 scale plan of the house is available.
The house has its own water supply and is being connected to the electricity grid.
The garden of approximately 4 hectares contains mature flowering trees.
Near the main house, at a distance of about 50 m, there is a support building with an area of 98 m2. It comprises a garage and three store rooms. There is an open-sided storage area, with an area of approximately 40 m², near the support building.
There are two worker’s houses, each with an area of about 60 m2, close to the cattle pen.
On the western side of the property, there is an unfinished house of about 50 m2 area.
To the north, in a fertile valley, there is another small main house with an area of about 110 m2, and a worker’s house of about 100 m2.
The cattle pen of 900 m2 area, is situated near the main house, and is equipped with a 3 000 kg weigh bridge and a loading ramp.
The farm has a tractor and a range of implements.
The power grid is at the entrance of the farm and only needs to be connected to the main house and support building, which should happen during September 2011.

Cattle:

The farm is currently stocked with three bulls, 77 cows and 26 calves, as well as four horses, two mares and a foal.

Leisure:

The farm is located in a hilly area of great natural beauty. It is at an elevation of 600m which leads to cool nights.
The largest lake has had tilapia before and is large enough for trips on small boats.
The area is ideal for horse riding and walking, and is less than three hours’ drive from Salvador.
